Because we deal primarily in new homes, condos, and resorts, our focus is on builder closeouts.  These are homes where the builder held back property from the open market hoping to get the highest price on the final units, or where buyers put down deposits and either would not or could not close.  Either way, this opens the door to substantial opportunities for people looking to purchase.

Well, this did not answer the question you say...  Knowing the cycle of homes, and how builders operate works to your advantage.  That's where I come in.

The slowest time in Real Estate is between October and December.  It is also the time when builders have to show 3rd quarter numbers to their investors.  4 quarter numbers are important, and builders want a good showing, but the numbers are not disclosed until the next year.  This all works to your advantage.

So, when is the best time to BUY a home?  Between end of September, October, November and December.   The builders want the homes SOLD, CLOSED and off the books before the end of the year, not just under contract.

How do you get the best deal? 

1. Work with people who are familiar with the builder.  You WILL get a better price working with an agent!  and it does not cost you one dime!  The commissions are built into the price, so the builder will NOT discount the home any further if you attempt to negotiate on your own.
2. Have your financing ready to go unless you are paying CASH.  The best deals are for people who can make decisions and act fast.  The time to search for a loan is not after you signed the contract.
3. There are a lot of buyers out there, all getting good deals. Know a good deal when you see it.  Analysis to Paralysis is not productive.  Working with your agent will ensure your complete understanding of values.
